After speaking with Justin from the Anderson County Assessor at 864-260-4028 on April 22, 2022, our staff found out that the mobile home located on 402 Stewart St, Anderson, SC 29626 has been officially classified as a derelict mobile home due to its extremely poor condition. The mobile home was attached to the real estate on September 1, 2020.
The owner of 402 Stewart St has been paying taxes on the mobile home along with the land since this date. His records show that it is a 1968 Camador, 12’ X 52’, in non-livable conditions. The owner states that the mobile home is being taxed along with the property; whoever buys the land, buys the mobile home as well.
Furthermore, the owner learned that to demolish the mobile home, a demolition permit needs to be obtained from Anderson County. The mobile home can then be demolished and removed from the property. Anderson County will then schedule an inspection for the following year to confirm the successful demolition of the said mobile home. Upon which time, the mobile home would be wiped off the record and taxes would no longer be charged for the mobile home. Until then, the owner of the property will continue to pay taxes on the land and the mobile home as well.
If the demolition is complete according to building codes before the end of the current year (2022), the mobile home will be taken off the record for the 2023 tax season. If the mobile home is demolished according to building codes after January 2023, the mobile home will be taken off the record for the 2024 tax season.
